Chimney Flashing Repair in Brentwood: Written Report, Licensed Technicians

Most homes in inland Southern California barely use their fireplace. Maybe a dozen fires a season on the coldest nights. But along Topanga Canyon, Old Topanga Road, and the Fernwood area, wood-burning is a different story. These canyon homes sit under heavy tree canopy, temperatures drop faster after sunset, and many residents burn oak and eucalyptus regularly from November through March. That sustained heat cycling does something specific to chimney flashing: it expands and contracts the metal dozens of times each season. Over three or four years, step flashing that was properly seated starts to pull away from the roofline. Counter flashing embedded in mortar joints develops hairline gaps. And the creosote byproduct from frequent burns deposits acidic residue on the chimney exterior, which accelerates corrosion on aluminum flashing far faster than on a chimney that only sees occasional use.

The result is a leak pattern we see constantly in canyon-area Brentwood homes. Water doesn't pour in during a storm. Instead, it seeps behind the counter flashing, follows the step flashing down, and pools where the chimney meets the roof deck. By the time you notice a stain on the ceiling, the underlayment and sheathing may already be compromised. What makes this tricky is that the leak often gets misdiagnosed as a crown issue or a cap failure.
